Escrow & funds

How does Propzora protect my money?

Propzora escrow keeps the buyer’s funds protected while the transaction is being completed. Funds remain locked until the applicable release conditions are satisfied and the buyer confirms release, or the transaction is resolved through the cancellation or dispute process.

Who holds the escrow funds?

Escrow funds are processed through the payment and financial infrastructure used by Propzora. Propzora does not treat escrow funds as its ordinary operating funds. The funds remain subject to the applicable escrow terms until they are released, refunded, or otherwise resolved.

What happens if the deal falls through?

A failed transaction does not automatically trigger a refund. The buyer can request cancellation, and the matter may be reviewed depending on the seller’s response and the circumstances. Where a refund is approved, the applicable escrow fee is also refundable.

How long does a typical property escrow take?

There is no fixed completion period for every escrow. Timing depends on the property, documents, verification, parties involved, and agreed deadline. Your escrow status and deadline are shown within the transaction.

Can I cancel an escrow after funding it?

Yes. The buyer can initiate a cancellation request after funding. The seller can accept or disagree, and a disagreement may proceed to dispute review. Cancellation does not automatically release or refund the funds.

What happens when an escrow deadline passes?

When the deadline passes, the escrow may be marked OVERDUE. This does not automatically cancel the transaction, refund the buyer, or release the seller’s funds. The parties can continue the transaction or raise a dispute where necessary.

What payment methods are accepted for escrow deposits?

Available funding methods are shown within Propzora when you fund an escrow. Use only the payment instructions and account details provided by Propzora for your transaction. Do not send escrow funds through informal or unapproved channels.

Documents & KYC

What documents does Propzora verify?

Depending on the property and transaction, Propzora may review documents such as a Certificate of Occupancy, Deed of Assignment, Survey Plan, Allocation Letter, Power of Attorney, receipts, gazettes, court or other relevant orders, and other property documents.

How does KYC verification work?

KYC may require information such as your full name, phone number, address, date of birth, gender, state, profile photo, selfie, NIN information and documents, BVN, and verification results. Propzora currently does not use liveness verification.

Can I look up a Propzora property check independently?

Property verification records are primarily tied to the relevant transaction and user access. Where Propzora issues a verification record with a verification reference or certificate, its availability and verification method will depend on the service provided.

What if a document is found to be fraudulent during verification?

Propzora may pause or restrict the transaction while the matter is reviewed. The parties may be notified and additional information may be requested. Any refund or release will be handled according to the escrow, cancellation, dispute, and applicable legal processes.

My KYC was rejected. What should I do?

Review the reason provided and correct any missing, unclear, inconsistent, or invalid information before resubmitting. If you believe the decision was incorrect, contact support@propzora.ng so the matter can be reviewed.

Fees & payments

What are Propzora's fees?

Propzora charges an escrow fee based on the transaction amount. The applicable fee is shown before you confirm and fund the escrow. Current pricing is 3.5% for ₦0–₦2 million, 2.5% above ₦2 million–₦20 million, and 1.5% above ₦20 million.

Who pays the escrow fee?

The buyer funds the amount required to create the escrow, including the applicable Propzora escrow fee and any applicable buyer-side agent commission. The seller’s agreed property amount is not reduced by a buyer-side agent commission.

Are there fees if the deal does not close?

If an escrow is cancelled and a refund is approved, the applicable Propzora escrow fee for that transaction is refundable. The separate ₦2,000 withdrawal fee is not an escrow cancellation fee and applies only where applicable to withdrawals outside eligible completed escrow proceeds.

How and when is the seller paid?

Once the buyer confirms release and the applicable release conditions have been satisfied, the seller’s funds are processed for payment. Where applicable, an agent’s agreed commission is also paid according to the transaction structure.

Is there a withdrawal fee?

A ₦2,000 withdrawal fee may apply when withdrawing funds that have not passed through an eligible escrow transaction. The separate withdrawal fee does not apply when withdrawing proceeds from an eligible completed escrow transaction.

Disputes

What happens if there is a dispute during a transaction?

A buyer, seller, or participating agent can raise a dispute. Propzora may keep the affected funds locked while the dispute is reviewed using available transaction records, communications, documents, verification records, payment records, and other relevant evidence.

Can I escalate a dispute to a court or regulator?

Yes. Propzora’s internal dispute process does not remove any legal rights available under applicable Nigerian law. A party may pursue appropriate legal or regulatory remedies where applicable.

How do I raise a dispute on Propzora?

Open the relevant escrow transaction and use the available dispute function where provided. Explain the issue clearly and provide relevant information. Propzora may request additional evidence or documentation during the review.

What can happen after a dispute is reviewed?

Depending on the circumstances and available evidence, the outcome may be a refund to the buyer, release of applicable funds to the seller, or a 50/50 division of the disputed funds between the buyer and seller.

Account & access

How do I create an account?

Click Sign Up and provide your full name, email address, and password. After creating your account, you can complete the required KYC process before using features that require verified identity.

Can a company or corporate entity open an escrow?

Propzora may support business or corporate participation where the required account and verification process is available. Corporate users may be required to provide company registration and authorised representative information. Contact support@propzora.ng for the applicable requirements.

Can an agent manage multiple deals at once?

Yes. Agents can participate in multiple eligible transactions through their Propzora account. Each escrow has its own transaction details and Deal Room, helping keep different property transactions separate.

What if I forget my password or can't access my account?

Use the Forgot Password option on the login page to reset your password. If you cannot access your registered email or need further assistance, contact support@propzora.ng for account recovery support.

How do I invite the other party to a deal?

When creating an escrow, you can provide the required details for the other participant or participants. Propzora can send an invitation to join the transaction. Participants may need to register and complete applicable verification before participating.

Legal & compliance

Is Propzora licensed in Nigeria?

Propzora is a Nigerian real estate technology platform providing property, verification, transaction-management, and escrow-support technology. Propzora uses payment and financial service providers for applicable payment infrastructure. See our Terms of Service and Escrow Agreement for the legal framework governing the service.

Is my personal data safe with Propzora?

Propzora uses technical and organisational security measures to protect personal information. KYC, transaction, device, and other personal information is handled according to our Privacy Policy and applicable Nigerian data protection requirements.

Does Propzora provide an agreement for each escrow transaction?

Yes. Escrow transactions are governed by the applicable Propzora Escrow Agreement and the transaction details accepted by the participants. The relevant transaction records are maintained as part of the escrow process.

What law governs Propzora transactions?

Propzora’s agreements are governed by applicable laws of the Federal Republic of Nigeria. Legal rights and remedies that cannot lawfully be excluded remain available to users.

General

Does Propzora guarantee that a property is safe to buy?

No verification service can guarantee that a property is free from every possible legal, ownership, fraud, or future claim. Propzora verification is a due diligence service designed to help users assess available property and document information.

Can I transact with someone I found on Propzora outside the platform?

You can, but a transaction completed outside Propzora escrow is not covered by Propzora’s escrow protection, cancellation, refund, or dispute process.

No Propzora escrow means no Propzora escrow protection.

Can an agent be involved in an escrow?

Yes. An agent can participate on the buyer’s side or seller’s side. The agent’s role and agreed commission are recorded in the transaction, and the commission is processed according to the applicable escrow terms.

What is the Deal Room?

The Deal Room is a private communication space associated with an escrow transaction. The buyer, seller, and participating agent can use it to discuss the transaction. Communications may be retained as part of the transaction record.

Can I upload documents or pictures in the Deal Room?

The current Deal Room is primarily a text-based communication space. Where Propzora requires documents, photographs, or other evidence, they should be submitted through the relevant platform process or as directed by Propzora support.

Does Propzora verify the property itself?

Where a Propzora verification service is requested and available, verification may include document review, physical property inspection, ownership investigation, and checks with relevant authorities or registries. The exact scope depends on the property and verification service requested.

What happens if I discover fraud?

Report suspected fraud to Propzora as soon as possible through the available support or transaction channels. Propzora may restrict the transaction, review available evidence, and take appropriate action under its policies and applicable law.
