What is escrow?

Escrow is a process where transaction funds are held securely while the agreed conditions of a property transaction are being completed.

How does Propzora escrow work?

A buyer, seller or agent can create or invite parties to an escrow. The buyer reviews and accepts the transaction before funding. Once the agreed conditions are met, the buyer can confirm release and the funds are disbursed according to the escrow terms.

Are my funds released automatically?

No. An escrow deadline passing does not automatically release or refund the funds. The escrow becomes overdue while the funds remain locked until the transaction is completed, cancelled or resolved through the applicable process.

When does the seller get paid?

Once the buyer confirms release, funds are disbursed according to the escrow terms. Where an agent is involved, the agreed commission is handled according to whether the agent represents the buyer or seller.

What happens if the deal falls through?

The buyer can initiate a cancellation request. The seller can accept or disagree. If the parties do not agree, the matter may proceed to dispute review. Refunds depend on the outcome of the applicable cancellation or dispute process.

Is there a withdrawal fee?

A ₦2,000 withdrawal fee applies to eligible withdrawals that are not connected to a completed escrow transaction. Withdrawals from completed eligible escrow transactions do not attract this fee.

Does Propzora verify properties?

Propzora can help verify property documents and ownership information through its verification process, which may include document review, physical inspection and relevant authority or registry checks where applicable.

What documents can be verified?

Depending on the property and transaction, documents may include C of O, survey plans, deeds, allocation documents, receipts, powers of attorney and other relevant property records.

Does verification guarantee that a property is safe to buy?

No. Verification is a due-diligence service designed to help users assess property and document information. It does not guarantee that a property is free from every present or future legal, ownership or other risk.

Can I use Propzora as an agent?

Yes. Agents can participate in property transactions, manage applicable deals and receive agreed commissions through the escrow process.

Can an agent be involved in an escrow?

Yes. An agent can be included as either a buyer-side or seller-side agent. The agent's role and agreed commission are recorded in the escrow.

How do I create an account?

Create an account with your required registration details and complete KYC when required to access applicable Propzora services.

What happens if there is a dispute?

A buyer, seller or participating agent can raise a dispute. Propzora reviews the available evidence, which may include transaction records, Deal Room communications, verification records and submitted documents.

What can happen after a dispute is reviewed?

Depending on the circumstances and evidence, the outcome may include a refund to the buyer, release of funds to the seller, or an agreed 50/50 split.

What if I discover fraud?

Report it to Propzora support as soon as possible. Do not send additional funds or continue the transaction until the matter has been reviewed.
